What’s happening at SMR Development…

 

“The Sawyer” Officially Opens Its Doors

On August 7, 2024: Mammoth Lake California! 

The Sawyer officially opened its doors, providing 81 affordable housing units to households earning up to 80% of Area Median Income including eight units for families facing or exiting homelessness. A $55 million+ project developed by The Pacific Companies, with SMR Development as the Project Manager, it is the first phase of The Parcel, a 25-acre site in the middle of Mammoth Lakes that is slated for 400+ affordable and workforce housing units. This grand opening represents a huge milestone in the community. In addition to affordable housing, this project includes a child-care facility directly adjacent to a new public park. Funding came from a variety of sources, including Low Income Housing Tax Credits, California’s State Infill Infrastructure Grant program, the California Housing Accelerator program, No Place Like Home, Mono County Mental Health Services Act funds, as well as fee deferrals and a land loan from the Town. 

The day’s celebration played “double duty” by hosting a groundbreaking for the second phase of The Parcel project, which is also managed by SMR Development. “The Kingfisher” will build from the success and momentum of The Sawyer to provide an additional 148 units. The Kingfisher is funded from a similar variety of sources including tax credits, the California Infill Infrastructure Grant program, and various contributions from the Town. Future phases are currently in the planning process. 

Mccall housing action plan receives (another!) award

The Small Town and Rural Planning Division of APA is a forum for the exchange of ideas and information of interest to professional and citizen planners in smaller communities and rural areas. The McCall Housing Action Plan, including SMR Development as a team member, was awarded The Vernon Deines Award for Outstanding Small Town or Rural Plan, which recognizes outstanding comprehensive plans or special project plans.

Construction at The Parcel reached a major milestone at the end of November of 2022 with placement of all of the approximately 100 prefabricated individual building modules onto the second floor podium of both buildings, topping out both buildings at their final four-story height. Phase 1 of The Parcel, aka “The Sawyer”, incudes 81 apartment units within 2 buildings at several affordability levels and a variety of unit sizes between studio and 3-bedrooms, as well as a childcare facility, community space, and public park. Units are expected to be available for occupancy this fall.

Ash + River Townhomes Workforce Housing

Ash + River Named Winner of 2021 ULI Kemp Excellence in Affordable and Workforce Housing

“Ash + River is a development offering 34 units of workforce/moderate-income housing near the city’s fast-growing downtown. The design pays homage to the adjacent historic Hayman House, the 60-year residence of Emma Hayman and now a cultural site honoring the history of Black residents in the neighborhood. The development includes townhouses and flats, along with retail space, open space, and pedestrian-oriented amenities that include a local coffee vendor. SMR PRESENTS ON AFFORDABLE HOUSING

SMR Development was invited to present at the American Planners Association of Idaho’s 2021 Virtual Conference. Entitled “Playing in the Same Sandbox: Dynamics of Public Private Partnership in Affordable Housing,” SMR offered insight into the development process from the private side as well as best practices for creating meaningful relationships with public agencies.

 

HOUSING ACTION PLAN RECEIVES AWARD

The McCall Area Local Housing Action Plan has received a GEM Award from the Idaho Chapter of the American Planner’s Association. SMR Development—along with WSW Consulting, Navigate LLC, and Logan Simpson—created the plan as an outline to a partnership framework aimed at addressing local housing needs in the McCall Area over the next five years. The GEM Award recognizes planning achievement and/or leadership relating to this year’s theme of ” Leading the Change – Idaho for All.” Winning projects are deemed to be inclusive, forward thinking, and creative as we lead the State of Idaho in navigating our continued growth and all that comes with it.
